Estates Operations Manager

We are seeking a highly skilled and proactive Estates Operations Manager to support our Estates Director and play a key role in the management and ongoing care of our luxury residential portfolio. You will be responsible for the maintenance and aftercare of high-end private residences ranging from 5,000 to 30,000 sq. ft. across West and South-West London. These exceptional properties combine outstanding architecture, interiors and cutting-edge technology.

The successful candidate will bring at least 5+ years’ experience in building or estate management within luxury residential environments, with a proven ability to oversee complex systems, coordinate multiple specialist contractors and deliver a flawless client experience. You will approach each property as though it were your own, taking personal pride in ensuring every detail – from M&E systems to AV, lighting, décor and finishes – is impeccably maintained.

With over 50 experts spanning architecture, interiors, and technical disciplines, we deliver highly personalised spaces through a truly multidisciplinary and collaborative approach. Founded by Creative Director Mike Fisher and led by CEO James Kandutsch, our studio specialises in curating timeless, characterful residences for some of the world’s most discerning clients. Our Estates Management service is offered only to our clients to provide the most comprehensive after-care, beyond completion of our projects.

KEY RESPONSIBILITIES

Operational Management

  • -Oversee the day-to-day operation, maintenance and presentation of luxury estates, ensuring the highest possible standards at all times.
  • -Act as the main point of contact for clients and tenants, ensuring responsive and personalised aftercare service.

 
Financial & Administrative Oversight

  • -Manage budgets, service contracts and utility accounts with a strong focus on efficiency and compliance.
  • -Maintain accurate records, schedules and reporting on maintenance activities.

 
Contractor & Supplier Management

  • -Coordinate and supervise specialist contractors and service partners across all building systems, ensuring seamless delivery and high-quality workmanship.
  • -Uphold rigorous health & safety processes, with responsibility for compliance across all estates.

 
Technical & Systems Oversight

  • -Manage mechanical systems including HVAC, pool plant, air-handling, steam rooms, and pumping stations.
  • -Oversee electrical systems including lighting, AV/home cinema, integrated sound, fire and intruder alarms, and automated gates/lifts.
  • -Ensure proactive planned and preventative maintenance programmes are in place for all building fabric, finishes, and decorative elements.

 
Grounds & External Maintenance

  • -Manage upkeep of gardens, hard/soft landscaping, water features, irrigation, and external facilities.
  • -Ensure the presentation of all external estate areas reflects the quality of the residences

 

SKILLS & EXPERIENCE
  • -Minimum 5 years’ experience in luxury residential property or estate -management.
  • -Strong technical knowledge of M&E, AV, and building management systems.
  • -Proven ability to manage multiple contractors and service providers effectively.
  • -Exceptional attention to detail, organisation, and problem-solving skills.
  • -Confident in implementing Health & Safety standards across complex estates.
  • -A service-driven mindset, able to build trust and rapport with high-net-worth clients.

  • -Location: Chelsea (SW10) and across South/South West London
  • -Salary: Competitive, dependent on experience
