A grand house built in the mid 1840’s on the Phillimore Estate, the house had been subdivided into flats in the 1950’s. The house was compromise of the main house and side wing, with a small rear extension and garage block to the rear. It was in a very poor state of disrepair, with the side wing falling away from the main house and paint peeling from the stucco front.

The scope of the project was vast – to construct a double basement beneath the existing property, extending out under the garden and connecting to the garages at the end of the garden, whilst adding guest accommodation at garden level, below the garages.

As with all houses, the key to unlocking its potential was the positioning of the staircase, which then allowed the creation of large primary rooms across the rear elevation, overlooking the beautifully landscaped garden by Iain Macdonald Design.

A 5 storey cantilevered stone staircase linked basement to 2nd Floor, with a secondary staircases providing the link to 3rd Floor and Sub-Basement, all connected via a large family lift.

The large windows across the front elevation provided a light-filled staircase and hall, with grand doors allowing the light to flow through from front to back. The 8 bedrooms were all complemented with en-suite bathrooms, whilst 4 of the rooms also benefited from dressing rooms.

The Upper Ground Floor comprises the formal entertaining space, with Drawing Room, Study & Dining Room. The Lower Ground provides the family living, with the Kitchen to the front and a large family living / dining room leading out on to the garden via contemporary glass sliding doors.

An 18m swimming pool with spa and lounge spans under the rear garden, with a cascading water wall by esteemed water feature designer Andrew Ewing providing a dramatic effect across a shallow pool with stepping stones to the elevated Gymnasium. The wine cellar overlooks the pool through a series of architectural windows, with the anteroom off the main hallway acting as a tasting room. A home cinema, massage room, pilates studio and a guest bedroom suite completing the basement amenities.

The sub-basement contained the Plant Room, AV Room, Catering Kitchen, Laundry, Safe Room and a number of storage facilities.
